BOUNDARY SURVEYS
John L. Libby Consulting performs Boundary or Retracement Surveys in
eastern Massachusetts and Rhode Island. The surveys are conducted in accordance
with Commonwealth of Massachusetts Regulation 250 6.01: Cadastral, Original and
Retracement Surveys and the Procedural and Technical Standards for the Practice
of Land Surveying in the State of Rhode Island and Providence Plantation,
Section 3.00 Control, Original and Retracement Surveys.
Research is conducted at the assessor's offices and registries of deeds for
record deeds and plans of locus and the abutting properties. Highway layouts
and utility information is obtained from public offices, utility companies and
other appropriate agencies.
All record data is analyzed and compared to existing physical evidence "in
and on the ground" such as concrete and stone monuments, iron pipes, iron
rods, evidence of lines of occupation, etc.
Upon completion of the boundary analysis, property corners may be marked and a
plan of the property is drawn. The plan is suitable for presentation to boards
if necessary and for recording in the registry of deeds or town offices.
The plan will show the lot lines, buildings, dimensions from the buildings to
the lot lines, property corners whether found or set and major physical
features such as stone walls. Natural features such as wetlands, brooks, rivers
etc. may be shown. Any observed encroachments are noted. The plan shall also
have a title block, north arrow, scale and any other information deemed
pertinent. The recording data of the deed and any other plans utilized in the
survey shall be noted along with the flood hazard zone designation according to
the flood maps provided by the Department of Housing and Urban Development.
