CERTIFIED PLOT PLANS

John L. Libby Consulting performs surveys for Certified Plot Plans in eastern Massachusetts and Rhode Island. The Certified Plot Plan is used where the client wants a more accurate survey than the Mortgage Inspection Plan provides, but does not feel that an ALTA/ACSM Land Title Surve is necessary. The surveys are conducted in accordance with Commonwealth of Massachusetts Regulation 250 and the Procedural and Technical Standards for the Practice of Land Surveying in the Sate of Rhode Island and Providence Plantations.

Research at the town assessor's offices and Registry of Deeds is conducted on locus and the abutting properties. Deeds and plans of record are examined and analyzed for completeness and accuracy. An investigation in the field is made to recover record monumentation and evidence of lines of occupation. The field survey crew then conducts a survey of the monuments and other evidence. This information is analyzed and compared to the record information. The field survey crew will also locate all buildings, driveways and any visible encroachments.

The field survey data is then analyzed and reconciled with the record data. The location of the building(s) is calculated along with the offset dimensions from the building(s) to the property lines. A plot plan is drawn showing the property lines, building(s) along with the offset dimensions, drive(s) and any visible encroachments. Also listed on the plan is the current zoning and the flood hazard zone designation according to the flood maps provided by the Department of Housing and Urban Development. A certified statement attesting to the location of the building(s) is signed by the Professional Land Surveyor.

The staking of the lot corners and the drawing of a recordable survey plan may be done at an additional cost to the client. A brief letter report of the survey will be prepared for the client.
