CONDOMINIUM PLANS

John L. Libby Consulting performs surveys for Condominiums in eastern Massachusetts and Rhode Island. The surveys are conducted in accordance with Commonwealth of Massachusetts Regulation 250 and the Procedural and Technical Standards for the Practice of Land Surveying in the State of Rhode Island and Providence Plantation. The surveys are to the same standards as the Cadastral, Original and Retracement Surveys when dealing with the property lines, building location(s) and easements. The location of the site improvements such as parking, utilities, curbing, etc are in accordance with the regulations governing Data Accumulation surveys.

The Condominium Plans consist of Site Plans and Unit Layout Plans. Frequently an Architect will prepare the Unit Layout Plans but the Site Plan must be prepared by a Professional Land Surveyor. The Site Plan will show the property lines and the building locations referenced to the property lines. The plans will show the parking, driveways, walks and any common areas. Areas and physical features assigned to individual units will also be shown.

The Unit Layout Plans will show the layout and general dimensions of the floor plans and all common areas will be marked as such. The plans are suitable for presentation to town or city boards if necessary and for recording in the registry of deeds or town offices.
