MORTGAGE INSPECTION PLANS

John L. Libby Consulting performs Mortgage Inspection surveys in Barnstable, Bristol and Plymouth Counties in Massachusetts and Rhode Island. The surveys are conducted in accordance with Commonwealth of Massachusetts Regulation 250 6.05: Mortgage Loan Inspections and the Procedural and Technical Standards for the Practice of Land Surveying in the Sate of Rhode Island and Providence Plantations for a Class IV Survey.

Each lot or transaction is researched and analyzed to reconcile the record information obtained from the registry of deeds and assessor's offices. A field inspection is made to establish sufficient control from which to make the measurements. The field data is computed and compared to the record information and then a plan is drawn.

The plan will show the lot lines, buildings, driveways and dimensions from the buildings to the lot lines. Any observed encroachments are noted. The plan shall also have a title block, north arrow, distance to the nearest street intersection, scale and any other information deemed pertinent.

The recording data of the deed and any plans shall be noted along with the flood hazard zone designation according to the flood maps provided by the Department of Housing and Urban Development.

There will be a photograph of the building(s) included with the plan.

The Mortgage Inspection Plan is required by most banks, mortgage companies and attorneys involved in mortgage transactions. The plan is made for this specific purpose only and is not intended or represented to be a land or property line survey. No corners are set and the plan is not to be used for preparing deed descriptions, obtaining construction permits or establishing fence, hedge or building lines.
