PRIVATE LOT STAKING
John L. Libby Consulting performs lot stake-out
surveys for the Private sector as well as business, legal and real estate
companies in eastern Massachusetts and Rhode Island. The surveys are conducted
in accordance with Commonwealth of Massachusetts Regulation 250 and the
Procedural and Technical Standards for the Practice of Land Surveying in the
Sate of Rhode Island and Providence Plantations.
Research at the town assessor's offices and Registry of Deeds is conducted on
locus and the abutting premises. Deeds and plans of record are examined and
analyzed for completeness and accuracy. An investigation in the field is made
to recover record monumentation and evidence of lines of occupation. The field
survey crew then conducts a survey of the monuments and other evidence. This
information is analyzed and compared to the record information.
When the found data is reconciled with the record data the field survey crew
will conduct the lot staking. In the course of the lot staking the field survey
crew will locate the buildings on the site for future reference if needed, and
note any visible evidence on encroachments. The lot corners will be staked with
iron rods unless the client has requested concrete or stone monuments. Wooden
stakes may be set along the longer lot lines.
A brief letter report of the survey will be prepared for the client. A plan may
be prepared at an extra cost.
